Stage 01: Concept and Design
After selecting a house plan that meets your preferences from our website, a deposit payment is required prior to the commencement of design work. Once we received your payment, we will send a sketch plan, including floor plans and elevations, via email as a PDF attachment. Please review the sketch plans carefully, and take your time to ensure everything meets your requirements. We welcome any modifications you may wish to make, including additions or removals, to ensure the sketch plans accurately reflect your vision. Available Modification Options:
- Minor Modification:
We offer minor modifications at no additional cost, which include flipping the plan orientation or repositioning doors and windows without altering the structural elements, such as moving walls.
- Basic Modification:
We offer basic modifications, which include adding or removing up to two rooms, subject to certain limitations, for an additional fee of R650.00.
- Major Modification:
We offer major modifications, which include adding or removing up to three rooms, without altering the overall design, for an additional fee of R950.00.
- Extreme Modification:
We offer extreme modification services, which include comprehensive redesigns and structural changes to your building plan. These modifications can involve:
– Adding or removing rooms without limitation
– Significant design changes, such as converting a single-storey design to a double-storey design.
Our fees for extreme modifications start at R1,500.00 and may vary depending on the scope and complexity of the changes. Please consult with us to determine the exact cost for your specific project.
You are entitled to three complimentary revisions of your sketch plan if you are not satisfied. Once you are satisfied, our architects will proceed to create a 3D drawing. Please note that if we exhaust the three revision attempts without achieving a satisfactory result, an additional fee will be applied to continue the design process. We encourage you to carefully review and approve the sketch plan to avoid incurring extra costs. Our refund policy stipulates that no refunds will be issued once the initial sketch plan has been completed. However, if we have not commenced the design process, you may submit a request for a refund.
Stage 02: Design Development Plan
Upon your approval of the sketch plans, our architects will proceed to finalize the building plan. The completion timeframe typically ranges from 1 to 3 days for small house plans, whereas larger, more complex designs require several days. Once the building plan is complete, we will notify you to settle the outstanding balance, provided that municipal submission is not required. If you require hard copies of the building plans, an additional fee will be applied to cover printing and courier costs, ensuring timely delivery to your specified address.
Stage 03: Municipal Plan Submission
Upon completion of Stage 02, the next step is to prepare the Building Plan Application for submission to the local municipality. This marks the second phase of the submission process, which typically takes 3 to 5 months to complete, depending on the required information. Please note that this is a lengthy process, as the plan undergoes rigorous scrutiny and review by various municipal departments. The following requirements are necessary for this stage:

Stage 04: Construction and Close-Out
Once the municipality has approved the building plan, you will be required to settle the outstanding balance within 30 days. Upon receipt of the balance payment, we will dispatch the building plan documents to your address via courier service. During the construction phase, we offer the option to appoint our architect to conduct site inspections and meetings with the selected contractor. This ensures that the work is completed to the highest standards, on time, and in accordance with the approved plans. Please note that this service is optional and at your discretion.
